This is an old shipping warehouse, in the process of being converted into condominiums. The neighborhood has a long heritage as a port, dating back to the Civil War, and not everyone is thrilled. All in all, it's a bit tough for even me to understand; I'm not against growth, but this area doesn't even have subways. It has buses, though; how many would pay through the eye for a luxury condo with a view of lower Manhattan and Governor's Island and take the bus home? Maybe ferries are part of the plan?
